PRAIRIE CROSSING APARTMENTS

Prairie Crossing Exterior PhotoProject Home owns affordable housing in Madison. Prairie Crossing Apartments are completely renovated apartments for low-income individuals and families. It is located on Madison’s diverse Allied Drive, and close to a bike path, bus route and shopping areas.

Financial Information:

  • Rent is $615.00 / month with a $295.00 security deposit
  • Qualified tenants’ incomes must be at or below 60% of the county median income level.
  • Section 8 vouchers are accepted – 20 Section 8 vouchers available for Prairie Crossing residents ONLY – currently all 20 vouchers are filled.
  • Prairie Crossing residents with a PBV are on the top of the list for a regular Section 8 voucher that can be used anywhere in the city of Madison.

How to Apply:
Call or email for an application. There is a $50 earnest money fee that is returned if applicant is not approved. If applicant is approved, earnest money is applied to security deposit.

APPLICATION PROCESS & SCREENING CRITERIA

We do business in accordance with Federal Fair Housing Law. We do not discriminate against any person because of race, color, national origin, gender, religion, disability, age, familial status, marital status, lawful income (including Section 8 rent assistance), ancestry, or sexual orientation.

OUR APPLICATION PROCESS

We want to assure our residents that they reside in a well-maintained community. We have a thorough screening process. If you meet the application criteria and are accepted, you will have peace of mind knowing other residents in this community are screened with equal care, and the risk of illegal activity occurring in the area is reduced.

Prairie Crossing requires a $50.00 EARNEST MONEY DEPOSIT (in the form of a money order only) and a Government issued photo ID. The earnest money will go towards your Security Deposit at the time of acceptance. The earnest money is non- refundable if, at any time, you cancel your application. If your application is denied, you will be refunded your earnest money.

RESIDENT SELECTION CRITERIA

INCOME ELIGIBILITY
This is a Section 42 low-to-moderate income apartment complex. The maximum annual income is set as follows:

RENTAL HISTORY (VERIFIABLE FROM AN UNBIASED SOURCE)
Your rental history must be provided to us. You are required to have at least two (2) years of previous rental history. It is your responsibility to provide us with the information necessary to contact your past landlords. We reserve the right to deny your application if, after making good effort, we are unable to verify your rental history. You will not be denied for lack of rental history.

CREDIT REPORT
We will obtain a credit report. We reserve the right to deny you for a negative credit history. You will not be denied for a lack of credit history.

CRIMINAL BACKGROUND CHECK
A report of arrests and convictions will be obtained, including evictions.

YOU WLL BE DENIED IF:

  • In the last two (2) years you have been convicted of the manufacture or distribution of a controlled substance.
  • In the last two (2) years you have had a conviction for any type of crime that would be considered a threat to rental property or to other residents’ peaceful enjoyment of the premises, including but not limited to the manufacture or distribution of controlled substances.
  • In the last two (2) years you have unpaid collections, a court ordered eviction, or any judgment against you for financial delinquency. Negative credit-history, other than for not fulfilling the terms of a leasing contract may be acceptable, provided there are more positive accounts that negative accounts.
  • Previous landlords report significant complaint(s) of activity including, but not limited to:
    • Repeated disturbance of the neighbors’ peaceful enjoyment of the area.
    • Reports of gambling, prostitution, drug use, drug dealing, or drug manufacturing.
    • Damage to the property beyond normal wear and tear.
    • Reports of violence or threats to landlords or neighbors.
    • Allowing persons not on the lease to reside on the premises.
    • Failure to give proper notice when vacating the property.
    • Previous landlords would be disinclined to rent to you again.
